With the high number of homes in or entering the pre-foreclosure process many people know someone who is in need of some assistance to avoid foreclosure by getting to SOLD by utilizing a short sale.  The number of people not taking action to prevent foreclosure is high, which means there is an information/education gap that needs to be closed.  Closing this gap is what we want to do and ultimately prevent homes from being foreclosed.

Lets start with some basic information on the process.  First there are two stages to the foreclosure process.  The first part is called "pre-foreclosure" and is the time prior to the property being sold at auction.  Foreclosure is the actual process of the sale/auction when it is said that the property has been "foreclosed on."    One way to prevent foreclosure is to sell the house at a price less than the existing mortgage(s) with the approval of the lender(s)/bank(s) in what is called a Short Sale.  In other words the sale price will be less than/short of what is owed on the mortgage(s).  There are some restrictions and/or qualifications to have a short sale and we will discuss these later. 

We want to work with the property owner to sell the house during the "pre-foreclosure" time period.  We want to prevent foreclosure because the negative result of a foreclosure is far reaching and can have a huge impact for a long time.  A foreclosure follows one for a long time because it does not get fixed with time as many other financial problems do.  A foreclosure may prevent one from obtaining a loan to buy a house for a very long time.  A foreclosure can even have a negative impact on ones present and future employment.  All this to say that foreclosure is bad enough that it should be avoided if at all possible.  This what we are here to do is help prevent foreclosure.

2.  You must be insolvent, unable to pay down your mortgage by any means.  The lender/bank will not let people just walk away because the situation is uncomfortable.
